Now 5 cities in the state, including Ahmedabad, will be allowed to build 70-storey skyscrapers like Singapore-Dubai
- The Chief Minister gave a modern look to the metros of Gujarat and paved the way to make them equivalent to world class cities
- This decision will reduce the cost of land and make houses cheaper as well as provide affordable housing to the common man.
Ahmedabad. The five metros in the state will now allow the construction of skyscrapers, skyscrapers and iconic structures, such as Singapore-Dubai. Chief Minister Vijay Rupani has decided to incorporate the regulations for toll binding-tall buildings in the current CGDCR-2017 for the construction of buildings that can be identified with five metros namely Ahmedabad, Vadodara, Surat, Rajkot and Gandhinagar.
It will now be possible to build more than 70 storey buildings in major cities of the state
According to the existing rules in the state, a maximum of 22-23 storey high-rise buildings can now be replaced by more than 70-storey building structures. The Chief Minister has approved the rules for tall buildings, toll buildings in the state. It contains some important provisions. This provision of toll building will be applicable to buildings with a height of more than 100 meters. As well as the aspect ratio of the building (minimum width: height) is 1: 9 or more.
A special technical committee will be formed to inspect the buildings
This provision will be applicable in DU category AUDA / SUDA / VUDA / RUDA and in GUDA. Where currently the base FSI is 1.2 or higher as per CGDCR. A special technical committee will be formed to inspect such buildings. After application to the authority, it will be recommended for verification and approval by the Special Technical Committee (STC). DP of 50 meters width or more will be available on TP roads.
The plot size will be 3500 sq.m. for heights above 150 m
A minimum plot size of 2500 sq.m. for altitudes of 100 to 150 m and a minimum plot size of 3500 sq.m. for altitudes above 150 m and a maximum FSI of 5.4 will be available. In which the base FSI of each zone will be available as free FSI and the rest of the FSI will be available as premium-chargeable FSI. The premium FSI charge of 50 per cent jantri rate will be the jantri rate of open non-agricultural plots.
Cities like Ahmedabad, Surat, Vadodara, Rajkot, Gandhinagar will be further developed
Residential, commercial, recreation or a mix-use of all three will be available. Electric charging facility should be made mandatory in the parking lot. Wind tunnel test will be mandatory and disaster management plan will have to be prepared.
It is important to point out here that the economic capitals of the state including Ahmedabad, Surat, Vadodara, Rajkot and Gandhinagar have a lion's share in the development and GDP. Not only that, due to higher employment opportunities in urban areas and migration from rural areas as well as natural development, the demand for houses increases day by day, so the price of land also goes up a lot.
Affordable housing will be available to the common man
Vertical development is required to maximize the service land of the planned area of the city and to accommodate more people. With the reduction in land prices and affordable housing, the common man can afford affordable housing. With such a developmental approach, the Chief Minister has taken an important decision to approve the construction of toll building-skyscrapers.
